Green Belt Dwelling, 
Buckinghamshire

Our brief was to secure planning permission for a replacement house in the Metropolitan Green Belt and Chilterns National Landscape.

The project involved a significant increase in the volume of the dwelling. 

The highly sustainable dwelling was presented as a Paragraph 134 home and delivered significant landscape and biodiversity enhancements.

Planning permission was secured on appeal following a local level refusal. The inspector fully agreed with the case we presented. 

 

Training Yard &  Dwelling, North Devon  

We worked with a family run Bloodstock business to secure planning consent for their training facility comprising stables, gallops, horse walker and residential accommodation.

We provided full planning support including preparation of a planning statement and a rural worker justification statement. 

We successfully managed the application and achieved planning consent for the development delegated powers. 

 

 Replacement House, Chichester Harbour

Our brief was to secure planning consent for a replacement house.

The site is within a National Landscape and Conservation Area. 

We provided preliminary advice to our client and then prepared and managed a detailed planning application. 

We are pleased to report that we secured a recommendation for approval followed by full planning consent via a committee decision. 

 

 

Countryside Home, Basingstoke & Deane

Our brief was to secure planning permission for new dwelling of contemporary design on a greenfield site.

We provided guidance to the project team, prepared a planning statement to support the development and managed the application on behalf of our client. 

We are proud to report that we recently successfully achieved planning consent via delegated powers.

 

 

 Large Residential Extension, Somerset

The brief was to extend the residential accommodation at site. We provided planning advice to the client on the best way to achieve this and worked with the Architect on design development. 

Being within the Blackdown Hills National Landscape a strong planning justification was required.

We prepared and managed the planning application securing approval via delegated powers. 

 

Residential Allocation of Rural Housing Site

Working with Somerset Council we successfully secured an allocation for 120 new dwellings in Street. 

We promoted the site through the various stages of the recent Mendip Local Plan update and represented our client at the hearing sessions, leading to the sites successful allocation. The allocation secures the principle of future development for housing.  

Extension to Heritage Building, Birdham

The brief was to secure planning permission for a large extension to a non designated heritage asset within the Chichester Harbour National Landscape Area.  

We established the best planning strategy for how to achieve this and worked closely with the Architect and Heritage Consultant to develop the design. 

We successfully engaged with planning officers and the Harbour Conservancy at pre application and prepared a planning application that was successfully approved via delegated powers. 

 

 

New Dwelling, Office & Holiday Accommodation,  Winchester 

The brief was to advise on the best way to secure planning consent for the demolition of several redundant farm buildings followed by their replacement with a courtyard style development comprising a new dwelling, office accommodation for the clients businesses and several units of holiday accommodation. 

A sequenced planning strategy established the principle of the various components of the development and created a compelling fall-back position from which the final full planning consent was successfully secured. 

 

 

Modern Cottage Extension, Herefordshire 

We secured planning consent for a large extension to a one bedroom cottage to create a three bedroom family home. The extension which was of modern design more than doubled the footprint of the original dwelling. 

We worked closely with the client and architect to develop the planning strategy and completed a pre application as well as stakeholder engagement. 

We then submitted a planning application which was approved via delegated powers.

 

 

Residential Annexe & Swimming Pool,  Cornwall 

The brief was to develop and execute a planning strategy for the refurbishment of a dwelling, the creation of a residential annexe and the development of an outdoor swimming pool and entertaining area on a coastal site adjoining a special protection area within the Cornwall National Landscape. 

The site was constrained by both landscape and ecological designations and we successfully developed two detailed planning applications which in combination secured planning consents for the development. 

 

 

Residential Curtilage Expansion, Chichester

We prepared a Certificate of Lawfulness to establish the lawful existing use of an area of land adjoining a dwelling as part of the residential garden and curtilage. This involved drafting Statutory Declarations for witnessing and preparation of a supporting planning statement which demonstrated the requisite level of detail to establish the use of the land. 

The curtilage expansion was achieved via the granting of the Certificate of Lawfulness which also delivered householder permitted development rights relating to this land. 

 

 

Extension to Heritage Building, Garage and Annexe, South Downs 

We secured planning consent for a large extension to a heritage building in the South Downs National Park, as well as a replacement garage, driveway extension and an extension to a residential annexe.  

We worked closely with the client and architect to develop the planning strategy and completed a pre application.  We then submitted a planning application which was approved via delegated powers.
